    Florida and its Asbestos concerns: What to be watchful for

    As the saying goes, “There's nothing half as pleasant as coming home again.”

    With its location in the southeastern part of the United States, Florida is known for its tropical weather, sandy beaches, tourist and culture hub. With so many incredible and diverse features, what potential home buyer would not take the opportunity to call this state their home?

    The journey to purchasing a home is an enjoyable time in one’s life. But it is one that will bring many additional responsibilities. Having the assistance of a reliable and experienced Florida real estate agent can make all of the difference during this process.

    Asbestos

    Many older homes built prior to 1980 may still harvest obsolete and corrosive building materials which can create health concerns. Living in the 21st century, there is a renewed importance towards environmental sustainability, green construction and lowering your carbon footprint. Many realtors have understood this important aspect of our lives and can greatly assist clients in achieving a green home.

    Asbestos is the name given for a group of fibrous minerals that were mined for their qualities as fire resistant, insulation and high durability. Often appearing in roof shingles, popcorn ceilings, piping and insulation, asbestos became one of the most popular building applications of the 20th century.

    Healthy Tips

    If you locate any suspected asbestos in the home, most experts suggest leaving it un-disturbed until a home inspector can examine your property, take evaluations and determine the safest course of action. Sometimes the best action is no action at all. Disturbing asbestos in good condition may cause its fibers to be released into the air.

    Exposure to damaged airborne asbestos fibers can lead to the development of a severe lung ailment known as mesothelioma. Age of diagnosis and cigarette smoking are factors that impact how a patient responds to a mesothelioma treatment.

    Removal of asbestos in public facilities, workplaces and homes should be performed by licensed abatement contractors as long as the National Emissions Standards for Hazardous Air Pollutants (NESHAP) are not violated. They must wear protective equipment such as masks and gloves to avoid any exposure. The materials should be removed in as large pieces as possible and places in disposable bags.
    Green Alternatives Healthier and Efficient

    Implementing Eco-friendly methods of building can have positive environmental, health and economic benefits. These include: Conservation of natural resources, enhance air quality, protect Eco systems, energy sustainability, increase property value, improve quality of life, improvement of pulmonary and cardiac health, Reduction of waste.

    If asbestos is removed, green forms of insulation should be used as replacements. These include the use implementation of recycled building materials such as lcynene foam, cotton fiber and cellulose. These alternatives not only allow for a healthy and safe home, but can bring down annual energy costs.

    For example, the use of cotton fiber foam has demonstrated to reduce energy costs by 25 % per year. As education and technology of green sustainable practices increase, the numbers will continue to rise.

    I was a bit astonished when i pulled the market report for Beacon Woods. You see 85 homes for sale in a community of 2100+ homes just seems a bit low. I guess it is a testament to the great community that it is with very active resident involvement. Just review what their Community Association does and you will get the idea. With 11 houses sold in August 2009, and only 85 homes for sale, there is only a 10 month inventory on the market, which is much better than its surrounding areas. I have found this to be a very enlightening Real Estate Market Report

    Back when Wal-mart made its intentions known, that it would like to build its latest Supercenter at one of the entrances to the community, well alot of people were up in arms. So much so that the Civic Association hired an attorney to fight its development. In the end though, Walmart won, but not without a few concessions to address concerns about increased traffic into the community. In all Beacon Woods is a Thriving 18 hole Championship Golf Community with many subdivisions within the greater Beacon Woods, with all the amenities available for all wants and needs. If an active community is what you are looking for, it is what you will find in Beacon Woods. Their monthly newsletter is more like a magazine, and there is something to do everyday, without ever leaving where you call home.


    Lastly I would like to add, if you have not already noticed at the Civic Associations webpage, Beacon Woods is actually in Bayonet Point, Florida.

    Sea Pines August Market Report


    Was a bit surprised that Real Estate in Sea Pines Waterfront community. But compared to many other places it seems there are fewer home owners in trouble here, thus the lower homes on the market. Of course being the only Waterfront Gulf Access & Golf Community in Hudson, Florida definitely has its appeal for long term living.

    Well this Hudson, Florida Realtor was at first very discouraged at seeing these Charts I created using data from The West Pasco Board of Realtors MLS site. The first thing that jumped out at me in these charts was how many more homes are under contract than closed in August 2009. Now do not read too much into that. I think that has alot to do with Distressed Homes (Short Sales.)



    You see a normal property in Florida closes in about a month. However, some banks have been taking up to 90 days to close in some cases. However, when it comes to short sales they typically take 4-5 months to close, so they build up a back log. On some occasions it closes in a month, in others it takes even longer, but 4-5 months is the norm these days. And this creates a backlog in the MLS in the Active with Contract and Pending Sale categories. So it is not as if September is going to be spectacular based upon how many properties are under contract.


    West Pasco Distressed Home market update


    Now you can see that Hudson is pretty similar to West Pasco in general. There are 10 months inventory in the Hudson Real Estate Market. And while only 38 homes sold in Hudson for the month of August 2009, which equates to just barely more than 1 house per day closing, this Hudson Florida Realtor sees it as over 70 sides of a deal to get in on, not to mention alot of great oppurtunities for a Home Buyer, especially with the $8000 First Time Home Buyer Tax Credit (which is actually only a 10% credit, with a limit of $8000)

    Sadly, one of my favorite Subdivisions in Hudson, Florida had no sales at all in August 2009. Leisure Beach has 23 homes for sale presently, but only 4 people took advantage of the great values available in August, half of which are Distressed homes. Unfortunately none of them have closed yet. And as every Realtor knows, and most buyers, until it closes, it has not closed

    Overall Inventory levels have dropped, but so has the Number of homes selling. But everybody is getting ready to go back, or already is back to school. The amount of properties sold that were distressed has dropped.

    ReTweet or RT is you sending to your Followers a message you received from someone you are following, giving full credit to who sent it to you.

    As a Follower of @Alyssa_Milano I received a cry for help tweet she received from @AlexsLemonade. If you are not familiar with this amazingly touching story of this little girl you can go to her blog: http://lemonadeblog.com I highly recommend you share it with all you know. The tweet was about her charity who partnered up with Volvo for $1 for every follower on Twitter gained in one day.

    On another front as a Follower of @Alyssa_Milano I also received a cry for help tweet she was passing along from @Chicajones

    As an Avid animal lover, with approxiamately 2 dozen animals of her own, she ReTweeted the plea from her TweetDeck application. And although, she warns everyone that she tweets alot, and she does (1000's in only a few months), I have them go to my phone as an SMS in real time. So I happen to be at my computer and open up my TweetDeck application, find her tweet, and ReTweet it myself, which I am sure many of her 160,000+ followers did as well.

    And what is the result of this splattering of Tweets going out over the Twitterverse? A very grateful person who tracked down those who retweeted the original message. I would be @LoveTheGulfRE .

    State SealThat's right folks, for the first time in over 50 years the population of Heaven's Waiting Room has declined. Why you may ask.


    In my opinion it is just the economy. The state of Florida has 10.6% unemployment. Locally here in Pasco we are at 12% unemployment. And it is hard to budget for retirement when you do not know how much it is going to cost in the long term.


    But rest assured the Baby Boomers will reverse this anomaly in the states growth.




    shuttle view of floridaWith the crash in our Real Estate market and the high rate of foreclosure we are starting to look very attractive to investors, both foreign and domestic. And with a bottom eventually to be found, those looking for a nice place to retire will again turn their eyes towards Florida.
